What to Look for in Your Final Walkthrough

A final walkthrough is a chance to guarantee your new home is fully ready before the official closing. By taking your time and examining everything, you can be sure things are in the same or even better condition than the last time you saw them. What to Bring to Your Final Walkthrough

As your final walkthrough is the last time you’ll be able to see the home before signing papers at closing, be prepared to take your time and take some notes. Experts recommend bringing your purchase agreement and home inspection report along. The purchase agreement will cover everything from the appliances that are included in the purchase to the repairs that should have been completed before closing. The home inspection report is necessary to help you review potential issues that the inspector flagged. In addition, you may wish to bring a phone charger or nightlight to ensure the outlets are functional.

Exterior

When you examine at the exterior of the home, look for more than just aesthetic appeal! The roof, siding, and foundation should all be free of debris and signs of pests. Garage door openers and the doorbell should be tested to ensure they work correctly.

Belongings

Did the seller agree to leave specific items, such as appliances, fixtures, or other things? Now is the time to check for those items. If at first you don’t see an item you were promised, it may be in a storage area. Your Real Estate Agent can then reach out if you notice something you were promised is missing.

Locks and Windows

Check all the home’s locks and keys. The last thing you want is to be locked out from your new space! It’s also a good idea to open and shut all windows. Knowing what windows don’t slide open as easily can be helpful when creating a fire safety route and future maintenance plans.

Utilities

If the property has an alarm system, be sure the codes you have are up to date and the system is working correctly. Check your HVAC system now rather than waiting until you move in. Especially with warmer weather approaching, you’ll want your air conditioning to be all set. Run the faucets in the home and check any appliances.

Problem Areas

Check all corners, under carpets, and in storage areas for mold. The sooner you find mold, the easier it’ll be to remove. If the home has sat vacant for a little while before closing, it’s important to check the interior of the home for signs of pests.
